Smart Residential Ecosystem Platform
We built a scalable digital platform for a modern residential complex that unites residents, management companies, and technical staff in a single ecosystem. The main idea is to automate daily processes, improve service quality, and create a smart infrastructure.
Challenges Solved
- Disjointed residents' services. We combined all scenarios in a single app.
- Unstable legacy architecture. Introduced a step-by-step modernization plan without a system shutdown.
- Increasing system load and scalability issues. Designed a microservices architecture.
- A large number of roles and scenarios. We implemented a unified ecosystem for residents, management companies, and service providers
- High security requirements. Implemented multi-layered protection for the platform and IoT devices
- Need for real-time interaction. We implemented chats, application statuses, and live communication
Who we built it for
Complex residents
Users in need of a single digital hub for home services, requests, security, and smart-home features.
Management companies
Organizations that manage residential properties and need requests, communications, and operational processes automation.
Contractors and technical staff
Employees who process requests and maintain properties through a dedicated mobile app.
Key Modules & Features
Resident App
A central app for residents with access to all resident complex services:
- Digital keys and guest QR codes.
- Video intercom.
- Applications to the management company.
- News and voting.
- Common area reservations.
- IoT device management.
- Payment for services.
Application for contractors
An app for staff and technicians:
- Receiving and processing requests.
- Changing work statuses.
- Photo reports.
- Chat with residents.
- Task history.
Administrative panel
Platform management system:
- Resident and employee management.
- Request dispatching.
- Property management.
- Content and partner moderation.
- Role and access management.
IoT & Smart Home infrastructure
Smart devices integration:
- Digital access.
- Device management.
- IoT monitoring.
- Secure device onboarding.
- OTA firmware updates.
AI assistant integration
- Answers to frequently asked questions.
- Assists application navigation.
- AI support chat.
- Transfer of complex requests to an operator.
Real-time communication system
- Chats between residents and contractors.
- Push notifications.
- Request status updates in real time.
System Overview
The platform is designed as a scalable microservice ecosystem with real-time scenarios and IoT infrastructure support.
Backend architecture
The server part is built on NestJS with a module microservice architecture.
For scalability and fault tolerance, interaction is implemented through a message broker (RabbitMQ).
Data layer
A hybrid storage model is used:
- PostgreSQL for transactional data.
- Redis for caching, real-time data, and chats.
Frontend architecture
Residents’ apps are built on React Native with a single codebase for iOS and Android.
The admin panel is built using Next.js + AdminJS.
Infrastructure & scalability
The app infrastructure allows for step-by-step legacy parts modernization without the need for a system shutdown. New features are introduced as independent modules and microservices.
Technology Stack
Security approach
Platform security was built on the principles of proactive security and compliance with OWASP Top 10 recommendations.
Platform security
- JWT authentication and RBAC.
- SQL injection and XSS protection.
- bcrypt password hashing.
- CSP and CSRF/Clickjacking protection.
- WAF and DDoS protection.
IoT security
- TLS 1.2/1.3 encryption.
- Unique TLS device certificates.
- Secure onboarding via BLE/Soft AP.
- Cryptographically signed OTA updates.
- Backend development.
- Frontend development.
- Architectural design.
- QA.
- Consulting.
1 year

UX is built around the idea of “single ecosystem experience”. The user has to decide most of the routine tasks in one app.
Key principles:
- minimization of the number of actions;
- quick access to common functions;
- transparency of application statuses;
- unified visual style across web and mobile.
Particular attention was paid to the convenience of real-time scenarios: the management company communication, live updates, and IoT functions integrations.

Results & Impact
- A unified digital ecosystem for residential complexes.
- Automated management and technical services processes.
- Increased quality of communication between residents and the management company.
- Built a scalable architecture to support future platform growth.
- Implemented secure infrastructure for IoT and smart home scenarios.
- Established the foundation for AI-powered support and service automation.
